The Geneva City Council on a unanimous vote approved Ordinance 2025-1 granting two zoning variations for the property at 611 Oakwood Drive to allow a west side yard setback of 1.86 feet (the code requires 6 feet) and to increase allowable lot coverage from 45% to 50% so the owner may subdivide the zoning lot.
Planner/meeting staff said the subject property is a single zoning lot comprised of two lots of record in the Fox River Woodland subdivision. One lot is vacant and the other contains a single-family dwelling and detached rear-yard garage; the existing improvements produce coverage exceeding the 45% limit. The Planning and Zoning Commission unanimously recommended approval at its Dec. 12, 2024 meeting, staff said.
Director De Groot and the applicant were present to answer questions; no objections were raised at the council meeting. The council took the item under roll call and approved the ordinance 9-0 with one alderperson absent.
The ordinance memorializes existing conditions and allows the owners to proceed with a subdivision that otherwise would not meet strict zoning standards without the relief granted by the council.
