ARB approves Kais family single‑family home with entry, trim changes

The changes were requested by board members during a review of a teardown-and-rebuild plan that includes a multigenerational suite. Board members discussed site access, the location of the suite entrance, and how the design would accommodate the homeowners’ brother with special needs.
Board members noted the multigeneration suite’s exterior entrance currently comes off the side of the house and that laundry for that unit will be in the main house rather than inside the suite. The applicants described keeping the existing driveway and locating a sidewalk and door to provide direct access from the driveway for their family member.
To reduce the need for railings and simplify the entry, the ARB asked the applicants to raise the yard grade at the entry area so the front‑entry rise would be small enough to avoid a railing height trigger. Board members discussed that if the vertical difference is less than 30 inches, a railing would not be required. The board also requested 12‑inch sidelights at the front door and consistent trim around windows, including the sill area, to better define the front entrance.
After discussion, a motion “to approve as noted” was made and seconded; the motion carried with two recorded spoken ayes. The board instructed staff and the applicants to reflect the noted revisions on the construction drawings before issuance of any certificate of approval.
