Oshkosh plan commission approves front-garage addition at 27 Johnson Avenue

The City of Oshkosh Plan Commission on Jan. 7 approved a variance from the city’s residential design standards allowing a 24-by-15-foot addition and a 4-foot widening to the front-facing garage at 27 Johnson Avenue.
The variance was approved after planning staff presented the site and recommended approval with findings and conditions. The commission voted 6-0 to adopt staff findings and recommendations.
The subject lot contains an existing single-family home; according to the staff presentation the lot is approximately 15,000 square feet and the house was built in 1986. The proposed work relocates the front door to the face of the garage addition, removes an interior staircase inside the existing garage, and adds a service door on the west side of the building. Planning staff said the addition would match the prevailing 30-foot setback along the street.
Steve Rytaycek, the property owner and applicant, told the commission the project is intended “to bring my property in compliance with my neighbors on both sides and it will also bring up the aesthetics and curb appeal with this addition.”
After public comment closed with no neighbors speaking, a commissioner moved to adopt the staff report; the motion carried on a roll call vote with Council member Nichols, Mr. Balbo, Ms. Davey, Mr. Lowenstein, Vice Chair Keefer and Chairman Ferry voting aye.
The approval is subject to the findings and conditions listed in the staff report, as adopted by the commission. The staff report and the planning commission record will list any required permits and inspection timelines.
