Planning Commission continues Burlington Northern PUD amendment to Feb. 4 to allow applicant time to gather materials

The Commerce City Planning Commission voted unanimously to continue a request to amend a Planned Unit Development zoning document so the applicant can provide additional materials and address neighborhood concerns.
Planning Manager Heather Vidlock announced that "Car Wash Pro Designers on behalf of Nolley Enterprises LLC is requesting approval of Burlington Northern Cat Catalyst PUD zone document amendment 6 to modify allowable commercial uses to specifically allow a car wash." She said the subject property is approximately 1.06 acres and located at 12411 East 100th Avenue, and that the case (PUDH23004) had been continued from the Dec. 3 Planning Commission meeting. Vidlock said the applicant requested a continuance to the Feb. 4 Planning Commission meeting to gather materials “to fully address the concerns in the neighborhood.”
After no questions from commissioners regarding the applicant, the commission’s chair moved to continue the case to the next regular meeting on Feb. 4. Commissioner Schechter seconded the motion. The commission then voted 5‑0 to continue the case.
Vidlock confirmed that the public hearing can be reopened at the Feb. 4 hearing so members of the public will have another opportunity to comment after the applicant presents new information. She also noted the procedural advantage of continuing a case in a public meeting: “When we’re continuing a case, it’s proper to continue it in a public meeting so that we don’t have to re‑advertise,” she said.
The applicant attended the meeting virtually. No public commenters addressed the commission on this item at the Dec. 17 meeting.
