The Johnston County Board of Commissioners on Jan. 6 approved a conditional-zoning request (case 24-31) to rezone 0.51 acres at 2893 Cornwallis Road from agricultural-residential to general business conditional for a specific use: an insurance office.
Planning Director Braston Newton told the Board the site lies near the Cornwallis–Cleveland intersection, a neighborhood center area in the county land-use plan. The county packet included a modest site plan; staff noted the application proposed minor accessibility and parking improvements that would be addressed during full site-plan and permitting reviews.
Applicant Danny Lee, who said he currently operates his insurance business from his home, told the Board he has already done repairs to the structure, plans a concrete driveway and parking area, and has an NCDOT permit for the driveway. Lee told the Board he agreed to the ten conditions in the staff report and said he would complete landscaping and other improvements as required during permitting.
The Planning Board recommended approval; a commissioner moved to adopt the standard consistency resolution and approve the rezoning with the listed conditions. The motion carried by voice vote; no roll-call tally was included in the public transcript.
Why it matters: The rezoning converts an existing building to a commercial use at a crossroads with other general-business properties. This is a site-specific conditional rezoning with defined conditions and a site plan to be enforced in permitting.
Next steps: The applicant will complete required site, accessibility and landscaping improvements and proceed with building and site permits through the Planning and Building Inspection processes.
