Planning staff reported the parcel, in County Commission District 6 and in the Cumberland South River planning area, is wooded with a slight slope and is currently zoned AG (Agricultural). The applicant seeks rezoning to E1 (Estate District) to allow a minor plat dividing the parcel into two single‑family lots; E1 permits parcels as small as one acre, while AG requires 1.5 acres per lot and thus would require about three acres to split into two AG lots, staff said. Historic yields in the area were estimated at two lots.
No department concerns were reported to county staff, and the school system provided capacity information for Cumberland Heights Elementary, Montgomery Central Middle and Montgomery Central High School. Staff recommended approval, and the Planning Commission also recommended approval, the record shows.
