Monona awards contract to KSW for 2025 Community Center remodel

Monona — The City Council on Jan. 6 voted to award the contract for the 2025 Community Center Remodel Project to KSW, accepting staff’s recommendation following a competitive bidding process.
Parks and recreation staff described the project as several years in planning and focused on priority safety improvements to the stairwell, office reconfigurations for the senior center and parks and arts staff, and updates to the main hall’s lighting and finishes. Staff said they will maintain some park-and-rec services at the community center while continuing programs at Maywood School.
Jake (Parks and Recreation staff) told the council the remodel will move some staff offices to the upper level, expand one staff office (Diane’s), and keep multiple park-and-rec functions in the building. The project includes reconfiguration of lower-level rooms, new lighting and painting in the main hall, and interior modifications intended to preserve public event capacity. KSW was the lowest responsive bidder and was the recommended award; KSW previously performed restroom remodels for the senior center and fire department, work staff said they were satisfied with.
Council members asked whether the project would address known code or electrical issues noted in a 2022 memo. Staff said building-permit review will identify necessary code corrections, and the project includes reserve and contingency funding; any capital budget amendment required for additional contingency spending would come back to the council for approval.
Other issues raised at the meeting included prior bee infestations in the upper room (staff said bees were removed and further repairs were performed), and that balcony work and some soffit repairs are not included in the current contract and would require a separate project. The council and staff discussed program scheduling to reduce disruption during a planned 6–8 week construction period, with the intent to start the work the month of the meeting and complete it before the spring program season.
After discussion the council voted to approve Resolution 24-12-2752, awarding the contract. The clerk recorded aye votes from Alder Holmquist; Alder Wood; Alder Rademacher; Alder Bernstein; and Alder DePula. Council members noted they would consider a ribbon-cutting for the stair improvements when work completes.
