The Fort Lauderdale Historic Preservation Board on Monday approved a certificate of appropriateness for major exterior alterations at 709 Southwest 4th Court, a contributing two‑story multifamily property in the Sailboat Bend Historic District.
Staff described the application as a request to replace existing jalousie and single‑hung windows with new single‑hung windows, replace the front entry with a French door, create one new opening at the rear, and install split‑type HVAC units at several locations. "For the most part, this does meet all of our requirements," staff told the board, noting one unit near the front facade should be moved slightly north and screened from the right of way.
The applicant confirmed agreement with staff conditions and said the front French door will include grids to match the existing pattern and all glass will be clear (with the option of low‑E). The staff report recommended several conditions, including: clear glass (option for low‑E), front‑door hardware matching existing raised profile pattern, relocation and screening of the southwest corner air‑conditioning unit, and compliance with building and zoning requirements.
After a brief public hearing and comments from staff and the applicant, a board member moved to approve the certificate of appropriateness under case UDP‑HP24038 based on the staff report and applicant testimony, with the listed conditions. The board voted in favor and the motion carried. The approval is subject to building and zoning permit review before work may proceed.
The certificate covers alterations to an existing contributing property and does not change the property's contributing status in the historic district. The board noted that restoring the original porch openings would have been preferable but accepted the applicant's proposed replacement windows as meeting the applicable standards with the stated conditions.
