Sylvania council advances zoning amendment to allow 7‑unit townhomes at Centennial Crossing

Sylvania City Council members on Monday advanced legislation that would change parts of the Centennial Crossing planned development from commercial to residential, allowing two seven‑unit townhome buildings at 8233 Sunset Lane and 5750 Breezy Porch Drive.
The change under consideration is zoning ordinance amendment application ZADASH2-2024, submitted by developer Mike Hachinacki. The Sylvania Municipal Planning Commission reviewed the application on Nov. 13, 2024, and unanimously recommended approval, the council heard at the public hearing.
Applicant Mike Hachinacki, identifying himself and giving his address, said the proposal revisits an element of the original Mayberry plan and replaces previously planned mixed‑use buildings with residential only. “What I proposed is same thing that when we originally did Mayberry 25 years ago. These were buildings that were part of the project. They're 2 7 unit buildings,” Hachinacki said.
Clay Hepler, who said he lives at 8135 Sunset Lane and is president of the Mayberry Crossings homeowners association (Plat 23), told council he had reviewed the plans with the applicant and did not oppose the project. “We're comfortable with his proposal,” Hepler said. Hepler also raised traffic and pedestrian‑safety concerns on Centennial Road, saying there are “6 curb cuts within 0.3, 3 tenths of a mile” and that the posted speed limit is 50 mph, and he urged the council to consider safety improvements in the area.
No speakers identified themselves in opposition during the hearing. Council member Westfall asked for a motion to advance the legislation to the City Council meeting scheduled later that evening. The motion was moved and seconded; council approved by voice vote with no recorded opposition. The action advances an ordinance to the council for consideration; a final vote on the zoning amendment will occur at that upcoming meeting.
The hearing record notes the amendment applies to Centennial Crossing Platte 1 — specifically Lot 11B and Lot GG (addresses listed at 8233 Sunset Lane and 5750 Breezy Porch Drive) and would permit two residential 7‑unit townhome buildings where the planned development currently lists commercial uses.
Council members and staff present included Council Members Haynam, Hanson, Richardson, Westfall and McCann, Law Director Breining, Service Director Schall, Economic Development Director Bill Sanford, Finance Director Toby Shroyer, Police representative Misty Miller, and Clerk of Council Bigelow. Mayor Frey was noted as possibly joining a portion of the meeting but was not recorded as participating in the hearing portion where the zoning change was discussed.
