The Pataskala City Planning and Zoning Commission on Jan. 2 approved a replat application (REP-24-004) to combine four undeveloped R-20 lots on East Avenue SW into a single parcel for a future single-family home, subject to standard filing and agency-signature conditions.

Planning staff said the four lots are each approximately 0.104 acres and vacant. The proposed replat would create a single parcel (Lot 185-A) approximately 127.41 feet wide at the right of way and about 142 feet deep. Staff noted an administrative correction: the local water provider has changed its name and the signature line on the mylar must be updated to reflect Licking Regional Water District.

Staff recommended conditions that the applicant submit a mylar replat in accordance with code sections 1113.39 and 1113.44, and that the replat be recorded within 30 days of the final signature as required by section 1113.49. Commissioners had no substantive questions; the applicant was not present.

A motion to approve REP-24-004 with the modifications listed in the staff report and a requirement that the applicant address all planning and Licking Regional Water District comments was seconded and passed by roll call. The commission authorized staff to collect required signatures and noted that no additional improvements are allowed on the existing narrow lots until the replat is completed and recorded.
