The Planning and Zoning Commission on Jan. 2 approved a series of plats and subdivision items, acting on preliminary replats, preliminary plats and final subdivision plats. Commissioners voted to approve each item subject to staff comments where noted.
Highlights from the meeting record:
- Replat (Item 8a): The commission approved a preliminary replat to combine Lot 22 and Lot 23, Block 9, D and J Alexander Subdivision Unit 3 and Lot 24, Block 9, Unit 6, into Lot 22A, Block 9, Unit 3. The applicants, Ivan and Diana Medeiros, represented by engineer Ramos Engineering, said the owners already occupy a home across the three lots and want to combine them into a single lot. Staff comments were included; the commission approved the recommendation.
- Preliminary plat (Item 9a): A preliminary consideration for Lot 12, Lot 8, Alexander Commercial Subdivision Phase 15 (143-lot residential development zoned agricultural) was presented; the engineer (Howland Engineering) concurred with staff comments and the commission approved the item subject to staff recommendations.
- Preliminary plat (Item 9d): A commercial-lot plat for Lot 12, Block 8, Alexander Commercial Subdivision Phase 15 (zoned AB-3 Community Business District) was presented by Premier Engineering; the commission approved the plat subject to staff comments.
- Final plats (Items 10a and 10b): The commission granted final approval for La Porta Subdivision (58 lots; applicant Kalib Group LTV; engineer Pew Consulting) and Loma Verano Subdivision (87 lots; applicant Summers Family Partnership; engineer Advanced Engineering), both zoned R-1 single-family residential. Motions to approve were passed by voice vote.
Each of the items was presented with staff comments and a proposed motion; in each case the commission moved, seconded and approved the staff recommendation by voice vote. The meeting transcript does not include detailed roll-call tallies in its record for those motions.
Why it matters: Approvals of replats and subdivision final plats allow property owners and developers to consolidate lots, advance residential and commercial development, and proceed toward permitting and construction under the city's standards and any conditions noted in staff comments.
