The Fort Myers Beach Local Planning Agency on Oct. 24 recommended approval of an amendment to a previously approved commercial planned development (CPD) so the Beach Bar at 1668 I Street can install three signs totaling about 108 square feet where the townland-development code allows a maximum of 32 square feet.
The recommendation, which will move to the town council, follows staff findings that the proposed signage is consistent with surrounding uses and the CPD standards. Jason Green, community development staff, told the LPA the deviation is required because the site is in the central business district and staff had concluded the larger signage is consistent with nearby properties and typical for that area.
Applicant representative Renee Oi said the request is not for one oversized sign but for three signs (front, side and rear) to help patrons find the business from different approaches: from the beach path, from Estero Boulevard and from the side street. Oi said the signs are architecturally integrated with the three-story building, that the side sign would be 29 square feet and the rear sign would be non-illuminated plastic cutout letters, and that the side and rear signs would be non-illuminated year-round.
Green noted that the CPD already included 11 prior conditions and staff added two new conditions specific to the sign deviation; the LPA motion approved the ordinance including all conditions in the packet. Public comment on the item was closed with no speakers.
The LPA voted unanimously to recommend approval.
What the decision means: If the town council approves the ordinance, the Beach Bar will be authorized to amend the CPD for additional signage as described, subject to the full set of conditions attached to the CPD and the two new conditions noted by staff.
LPA action and next steps: The LPAvote forwards the CPD amendment ordinance to the town council for final action. Any appeal rights and the effective date will be determined by the ordinance and town procedures.
