At the Oct. 22 planning hearing, zoning staff reported progress at 48 Elmwood, where multiple nonconforming sheds had been removed and new permitted sheds were under construction.
Mr. Hall told the hearing he had inspected the property and received photos from the owner showing the ongoing construction. He said the owner obtained permits for the sheds and that one part of the previous violation—building-material storage—appears to be in the process of being remedied. “Progress has been slow and steady. This is the most progress I've seen,” Hall told the hearing.
A neighbor submitted a letter raising concerns about commercial vehicles, driveway alterations and the sheds. Hall said the writer’s concerns will be noted in the file; he recommended continuing the matter for follow-up so staff can confirm whether the work is completed and permitted conditions are met. The hearing officer continued the case to Dec. 3, 2025.
Outcome: Continued to Dec. 3, 2025. Staff asked the property owner to remain in contact and to ensure permitted work remains within approved plans. No fines were assessed at the hearing; staff noted the outstanding potential fines on the file but said compliance appeared to be progressing.
