Staff told the commission the proposed certified survey map (CSM) would create Lot 1 with 7.47 acres and Lot 2 with 1.92 acres and that future development of either lot would require conditional-use approvals and site plan review. Staff recommended approval and said the proposed lots conform with the limited industrial zoning district.
Commissioners asked whether a planned bike-trail connection (the Ryan Creek Trail) could affect the new lots. A staff member identified as Marion said the trail proposal exists as a concept and is currently expected to be handled later by the parks commission; she said the city owns some property in the area that could facilitate a trail, but the trail plan was not being executed at this time.
A staff member read a motion recommending approval of the CSM. The commission voted “aye” and the motion passed by unanimous vote; individual roll-call votes were not recorded in the meeting transcript.
The commission agreement includes a note that future development on the newly created Lot 2 may come forward if the prospective user pursues a project. Tax key number for the parcel is 8919013000.
The commission did not take additional actions on the item beyond recommending approval of the CSM.
