Titusville lists more than two dozen projects under review, approved or under construction

A city staff member summarized development activity in Titusville in a recorded update that listed projects under review, projects approved and projects under construction.

The update said plans under review include a drive-through Panera at 2798 Cheney Highway; an All American Oil convenience store with gas pumps at 3580 Garden Street; a 138-unit Astra House Apartments at the northwest corner of U.S. 1 and Dairy Road; 42 townhomes on Barna Avenue south of Harrison Street; and a Chase Bank at 2035 Cheney Highway. The staff member also listed a 72-unit Christian Court Condominiums behind the McDonald’s on Garden Street, a 39-unit De Leon Village at 1350 South De Leon Avenue, a Washington Square Activity Center at 1401 North Washington Avenue, an 18,536-square-foot Home2 Suites hotel at 4845 Ellenhauser Boulevard and a Heartland Dental office at 2035 Cheney Highway.

The report named several industrial and retail projects under review or consideration: a manufacturing and warehouse expansion for Lockheed Martin at 1103 John Glenn Boulevard; a Mavis Tire & Brake retail store at the Saint John’s Plaza on Garden Street; an expansion to Ochoa Medical Office at 33100 Dairy Road; an Olympian LED manufacturing and warehouse building along Armstrong Drive; a Walmart expansion at 30175 Cheney Highway; and the Independence Recycling concrete facility at 84 Golden Knights Boulevard.

The update said plans have been approved for infrastructure improvements and a new airport tower at Space Coast Executive Airport; Apollo Gardens, an 84-unit multifamily subdivision on Demeritt Drive; and a 30,000-square-foot expansion to Astrotech at 1515 Chappie Drive. Park improvements including parking and stormwater work at Blanton Park and a 2,320-square-foot expansion to Brinsaya at 704 North Dixie Avenue were also listed as approved, along with a 25-unit multi-family HABC complex at 1211 Main Street, three Space Coast Innovation Park industrial buildings and the Millwright Apartments at Columbia Boulevard and Challenger Memorial Parkway.

Construction continuing, the staff member said, includes Brooks Landing (a 143-lot single-family subdivision on JJ Road); Brookshire (a 170-lot subdivision at the northwest corner of Garden Street and I-95); a 50,920-square-foot laboratory building for Draper at 6280 Riverfront Center Boulevard; a U-Haul warehouse and self-storage expansion at 2060 Garden Street; three multifamily quadriplexes on Fox Hollow Drive; Huntington Park (an 86-lot single-family subdivision on South Park Avenue); an industrial warehouse building for NAP Commerce Park at Shepherd Drive and Challenger Memorial Parkway; and the 91-unit Odyssey Ridge townhomes on Sissen Road.

Large planned developments named in the update include the Titusville Resort and Destination, a mixed-use project at the former Seirstown Mall site, and The Shores at Tranquility, a single-family subdivision along the Indian River Lagoon. The staff member said The Shores phases 1 and 2 (99 and 100 single-family homes) are under construction and phase 3 (75 homes) is under review. Site plans for a neighborhood amenity center, pool, dog park, tennis and pickleball courts and a playground were listed as under review for that development.

The update did not specify funding sources, permit or approval timelines, or which items were subject to conditional approvals or third-party permits.
