Council approves multiple planning commission recommendations, tables two applications

The Solon City Council on Oct. 6 approved several planning commission recommendations and agreed to table two items at the applicants' requests.
The planning commission recommended approval of a lot split for property at 6200 Som Center Road (permanent parcel numbers 95221824C and 95221828C) for RA Solon LLC; the council approved that lot split contingent on compliance with the engineering department memo dated Sept. 3, 2025. The planning commission also recommended approval of a site plan and multiple variances for a proposed Dunkin' Donuts at 6353 Som Center Road. The Dunkin' package included variances for front-yard and parking setbacks, reduced parking from 32 to 10 spaces, drive-thru setbacks, wall signs (to allow three), and building design/color exceptions. Those recommendations were approved contingent on planning (09/05/2025), engineering (09/05/2025) and fire department (09/22/2025) memos; architect Marsha Horning and franchisee Drew Patel were present and agreed to the requirements.
The planning commission approved variances for Drees Homes at 7450 White Oak Drive, including a 19.17-foot rear yard setback variance and a 5-foot front yard setback variance, contingent on planning and engineering memos dated Sept. 2025. Representatives from Drees Homes (Amanda Bundy and Nick Molnar) were present and agreed to the requirements.
Two items were tabled at the applicants' requests after discussion in caucus: an application for 5416 Stone Creek Drive (Matthew and Laura Kogan) involving a 25% fence aggregate opening variance, and an application for 33560 Aurora Road (Amit Patel) for a combined Qdoba and Smoothie King site plan. The council clerk noted there was no new material for 5416 Stone Creek Drive and the applicant was not present; both items were tabled by unanimous roll-call votes.
A council motion to approve the planning items was made by Councilmember Bentley and seconded by Councilmember Khan; roll-call votes recorded "Yes" from all members for the approvals. The two tabling motions were similarly made and carried.
The approvals were contingent on the applicants meeting conditions listed in the relevant planning, engineering and fire department memos; the council did not vote on specific variances individually in the excerpted record but approved the planning commission recommendations as presented.
