Board approves area variance for private garage/workshop at 442 Second Street

The Troy Zoning Board of Appeals approved an area variance Oct. 1 for a proposed one-car garage and workshop at 442 Second Street.
Adam Patella, the project representative and architect, described the structure as a 16‑by‑40‑foot garage with a workshop area for the owner’s personal use, no commercial operations, and use of an existing curb cut on Van Buren Street. Patella said the owner plans to formalize the existing curb cut, replace asphalt the city previously installed with concrete, install a sliding gate, replace an old fence and add a bollard to protect a nearby utility pole.
Staff recommended the board classify the proposal as Type II under SEQR (no further environmental review required). A board member then moved — and the board seconded — a finding that the action is Type II. The board then moved to approve an area variance, with members stating the proposed detached garage and workshop would not change neighborhood character or have adverse physical or environmental impacts because the use is noncommercial and the curb cut already exists.
Permits for the fence and any curb/sidewalk work will be handled through the building department and will require conformance with the city building code. The applicant was advised to coordinate with the fire department and to obtain the necessary permits for sidewalk/curb improvements.
