Council approves rezoning for Paramount Self Storage redevelopment in Shady Grove area

The Montgomery County Council on Sept. 30 approved Local Map Amendment H-157 for the Paramount Self Storage site, agreeing with the hearing examiner’s recommendation and staff resolution to rezone the property to permit redevelopment. County presenter Ms. Byrne said the existing site consists of older brick storage units and that the rezoning would allow a modernized storage facility, with four- and six-story buildings under the proposed CRTF designation.
Ms. Byrne explained the change in zoning nomenclature from the current CR-2.5 C 0.75 R 1.5 H-120 (as listed in the staff packet) to a CRTF (Commercial Residential Town Floating) zone with 2.75 C and 2.75 R and the same height limit. She said the package included both the LMA and a conditional-use filing; she approved the conditional use subject to LMA approval.
Staff said the site was identified in the 2021 Shady Grove Sector Plan as suitable for upgraded uses, and no oral-argument requests were filed. The council approved the local map amendment by roll call; the transcript records unanimous "yes" votes from members present. Further permitting and conditional-use review will determine the project’s final design and timeline.
