Cochise County Board of Equalization ratifies State Board hearing officer decisions for Sept. 10 appeals

The Cochise County Board of Equalization on Oct. 2 ratified State Board of Equalization hearing officer decisions on appeals heard Sept. 10, approving reductions to property values that totaled $341,247 in full cash value and $111,564 in limited property value.
Cochise County Assessor Phil Leyendecker told the board the appeals covered about 125 parcels. "This was an extremely light year," Leyendecker said, adding that only three property owners received adjustments: one residential parcel, one commercial parcel and 18 vacant lots owned by a single taxpayer.
Leyendecker described the 18 vacant parcels in a subdivision on Highway 90 south of Benson. He said those lots had been valued at $45,000 each but were reduced to $32,500 each based on current market sales, and that a single residential parcel was reduced from $451,000 to $446,000 after an adjustment related to a shed wall height. Leyendecker said wall height and other construction details can materially affect building costs and therefore assessed value.
A motion to ratify the State Board of Equalization hearing officers' decisions was put before the board and passed by a 3-0 vote. The meeting record shows all three supervisors present voted in favor; no no votes or abstentions were recorded.
The board chair announced the next regular meeting will be Oct. 7 at 10 a.m. in the Hearing Room for the regular board meeting, library flood and jail district meeting.
