The Wylie Planning and Zoning Commission on Oct. 7 voted 6-0 to recommend that City Council approve a Planned Development (Commercial Corridor PD) for 8.5 acres generally located at 2710 and 2722 West FM 544.
Kevin, city planner, said the PD would allow office, retail and commercial services across six lots and a conceptual total of about 34,000 square feet. Staff noted the PD includes provisions for shared parking, a total of 361 parking spaces shown on the concept, monument sign standards (one monument sign per lot with up to three multi‑tenant signs permitted) and that individual lots must return for site‑plan review.
The applicant requested that buildings over 40,000 square feet be allowed a reduced landscape percentage of 15 percent instead of the standard 20 percent; staff characterized the submittal as conceptual and said final site configurations could change to meet fire and access requirements. Kevin told the commission staff mailed 25 notices and received two expressions of support and no opposition.
Commissioners raised questions about Americans with Disabilities Act compliance for shared parking arrangements; Kevin responded that federal and state accessibility requirements apply and that required accessible spaces must be provided near building entrances. Commissioners also asked whether Hooper Road would be widened; staff said upgrades are expected over time (curb, gutter and a potential future signal), but that significant widening is not anticipated as part of this project.
After the public hearing (no speakers), the commission recommended approval 6-0; staff will forward the item to city council.
