The Wylie Planning and Zoning Commission on Oct. 7 voted 6-0 to approve a site plan for two office–warehouse buildings on 0.69 acres at 1603 Martinez Lane.
Kevin, city planner, told the commission the submission covers two office–warehouse buildings that together total "just under 12,000 square feet" and that the project previously received a variance to reduce the front setbacks facing Martinez to 10 feet to allow on-site parking and a fire lane.
The planner said the proposal mirrors a similar development immediately west of the site and meets the park landscaping and parking requirements. He described a sidewalk along the building, additional landscaping and a tree near the rear parking area. Building materials on the elevations shown to the commission consist of stone and brick.
Commission members asked whether the buildings would accommodate large tractor‑trailers; Kevin replied they would not. No members of the public spoke on the item.
A motion to accept the site plan carried unanimously. The commission did not attach conditions beyond standard site‑plan and code compliance; the developer will proceed to required permitting and inspections.
The vote followed approval of the consent agenda earlier in the meeting.
