Planning staff presented a proposed zoning text amendment (ZOTA) to include Planned Unit Development (PUD) zones in the city’s short-term rental framework.
Staff said PUD-1 and PUD-2 are residential in character and should be allowed to follow the same short-term rental rules as comparable residential zones; PUD-3, which is largely commercial/mixed-use (Turner Commons-style districts), would be aligned with the commercial treatment in the existing chart. The proposal seeks to bring the PUDs ‘‘above board’’ so all PUD zones are treated consistently with other zones across the county.
The item was presented as an applicant-initiated ZOTA that staff recommends forwarding with the proposed text change; staff noted the amendment is a small, targeted change to add PUDs to the existing short-term rental table. No public hearing or final action occurred during this committee session; staff indicated the item would return for formal consideration in a subsequent zoning text amendment docket.
