Planning board recommends land-use change for small Pages Dairy Road parcel

Nassau County planning staff presented and the Planning and Zoning Board recommended approval Oct. 7 of a comprehensive-plan amendment for a 2.24‑acre parcel on the south side of Pages Dairy Road, just west of Yulee Hills Road.
Elizabeth Bach of the Planning Department said the owner is Jeanne H. Scott and that the amendment would change the future land use from Medium‑Density Residential (MDR) to Commercial to resolve a mismatch between the future-land-use map and current zoning, which is Commercial Neighborhood (CN). Bach said historical use included recreation-dependent businesses such as a bait shop and that the parcel contains areas of special flood hazard and would be subject to required buffers and open-space requirements at site-plan review.
Board member Morris moved to recommend approval of CPA 25‑016; Board member Erickson seconded. The motion carried by voice vote.
What’s next: The recommendation will be forwarded to the Board of County Commissioners for final action; any future development will be reviewed for floodplain, buffers and open-space requirements.
