The Escambia County Planning Board on Oct. 7 unanimously approved a small-scale future land use map amendment and an associated rezoning for property at 2300 North Highway 29, moving the site toward Heavy Commercial and Light Industrial (HCLI) land-use and zoning designations.
Staff development services coordinator Rachel Whitmire presented maps, aerials and notice photos for SSA2025-06 and Z2025-07. Meredith Bush, agent for owners David and Diane Fitzpatrick, confirmed she had received staff’s findings and agreed with them. "Yes. Staff fully supports the application," Bush said during the hearing.
The board moved to expedite both matters; with no public speakers and no objections from board members the motions were seconded and the board voted to approve both the small-scale amendment and the rezoning.
Why it matters: the combined approvals change the property’s official future land-use designation and zoning so that heavier commercial and light-industrial uses allowed under HCLI may be pursued. That triggers a subsequent development-review process in which site-specific design, access, stormwater and buffering will be evaluated before any building permits are issued.
