MDM Services presented a master sign plan for a Circle K parcel in Miramar Beach on Oct. 2. The board approved the master sign plan with conditions and clarified monument signage requirements.
Staff noted the master sign plan covers building and directional signage only; monument signs require a separate submittal. Applicant representative Sandy (MDM Services) said directional sign counts were reduced per prior comments.
Board members expressed aesthetic concerns about a proposed monument’s massing and discussed appropriate monument height relative to crown‑of‑road elevation and topography. One member asked staff to ensure monument signs are no more than 8 feet above the crown of the road; another suggested 10 feet as a compromise if needed by grade. Staff clarified the monument copy area for gas‑price displays is preempted by the state and is not counted into sign area.
To address near‑term issues, a motion to approve the master sign plan carried with two conditions: deletion of the “do not enter” sign on the back of the taller canopy, and reduction of the lettering on an “Enter Here” sign on the taller canopy to 12‑inch letter height. The motion passed by voice vote; board members noted the monument will be returned for separate review with grade context.
