The East Ridge Planning Commission on Oct. 6 approved a rezoning request to change the property at 416 Donaldson Road (tax map ID 156EL009) from R-1 (single-family residential) to R-2 (residential duplex), bringing an existing duplex into conformity.
Planning staff told the commission the request “is to bring a duplex into conformity” and that “there were no compatibility challenges identified with this.” Staff said the site is surrounded by lower-intensity residential and higher-density residential uses and that an R-2 designation would be compatible with adjacent development. Staff also cited that, prior to adoption of East Ridge Municipal Code ordinance 41, the parcel had been designated urban residential (UR), a classification that permitted duplexes under section 501.13 and that the change would simply extend an existing zoning pattern.
No members of the public spoke on the item. The commission voted to approve the rezoning; roll call recorded affirmative votes from Vice Chairperson Howe, Commissioner Cornelius, Commissioner Williams, Commissioner Witt and Chairperson Tuggle. The motion passed.
The city clerk recorded that no nuisance issues were identified in the staff report and that the rezoning merely formalizes the property’s existing use.
