The Baker County Land Planning Agency on Oct. 9 approved a small-scale land-use amendment and a companion rezoning for a one-acre parcel on Gaskin Circle in Sanderson so the owners could add a second dwelling unit.
LaDonna, county planning director, presented the item as two companion applications: ordinance 2025-33, a small-scale land-use amendment from very-low-density residential to medium-density residential, and ordinance 2025-34, a rezoning request from Residential Conventional Mobile Home 1 (RCMH-1) to Residential Conventional Mobile Home 0.5 (RCMH-0.5). LaDonna told the board the parcel is currently vacant and compliant with existing standards but that the owners want flexibility to add a separate dwelling for parents in the future.
"Staff does recommend approval," LaDonna said during the presentation. She described the proposed change as a minimal density adjustment consistent with surrounding parcels and noted similar lot requirements would remain.
Board members had no substantive objections. A motion to approve the land-use amendment (ordinance 2025-33) was moved and seconded and carried on a voice vote. The companion rezoning (ordinance 2025-34) also was moved, seconded and approved by voice vote.
The approvals leave the parcel eligible for a second dwelling under the new zone but do not themselves authorize building permits or site development; any future building permits must meet applicable code and permitting requirements.
The agency recorded the motions and approved both items for transmittal to the county record. The board did not record a roll-call tally in the public transcript; votes were taken by voice and recorded as "aye," with the chair stating the motions carried.
The action responds to an individual property-owner request and does not change the comprehensive plan or broader zoning map beyond the parcel-specific ordinances approved at this meeting.
