Staff said a developer-driven buildout schedule means home construction tied to the Yerby tract will not begin in earnest until after a roughly 18-month infrastructure window; the district estimates homebuilding would allow school development to proceed in early 2028 under the current timeline, which does not meet the district’s expenditure and capacity needs. Staff said the development timeline would yield roughly 250 homes per year once building begins.
