Henry County commissioners on Oct. 21 approved a request to modify zoning conditions for a previously approved subdivision (original rezoning and modification from 2006–2008) on Old Conyers Road, commonly referenced as the Cabbage Creek project. The applicant and staff presented a revised plan that reduces the prior lot entitlement and updates design standards.
Staff said the property originally carried an entitlement for up to 194 lots; the applicant’s current concept showed a maximum of 128 lots with a minimum lot size of 30,000 square feet in many areas and an average minimum lot size around 12,000 square feet for the proposed plan. Staff recommended approval of the applicant’s requested change to minimum home size (average 2,300 sq. ft., minimum 2,000 sq. ft.) along with updated conditions reflecting modern standards, including amenities, preservation around a historic cemetery on-site, a 5% rental cap, tree and landscape buffers, and a prohibition on repeating an elevation within a six‑lot vicinity.
The applicant, represented by Cabot Creek Consulting, presented elevations and site exhibits and emphasized conservation-minded layout, wooded buffers along Old Conyers Road and on-site amenities. Commissioners discussed exterior materials and a condition limiting vinyl siding to dormers and shutters; the board adopted that suggestion as a modification to staff’s recommended conditions.
