The board heard that the existing deck—built about 32–33 years ago—was attached to the house in a manner that no longer meets current deck‑support requirements and that a screened porch would allow year‑round use and reduce insect exposure from adjacent woods. Frazier told the board she lives in a homeowners association and said neighbors and the HOA had signed off; the board asked the petitioner to provide HOA confirmation if available.
Vice Chair Johnson moved to approve case V53‑25; Member Stanton seconded. After discussion about whether the board would require the HOA letter, the chair directed the vote without a condition; the roll call returned aye votes from Chair Boulware, Vice Chair Johnson and Member Stanton. Motion carried 3–0 and the board instructed staff to follow up on any outstanding administrative items.
The board emphasized that the approval is contingent on development that complies with the board‑approved site and elevation plans and that a building permit application must include the board’s written order.
