Planning staff Zach described the site as a 9.5‑acre parcel in the I‑1 limited industrial district and said the site currently has three building signs totaling 174 square feet (reported sizes: roughly 95, 25 and 54 square feet). The current code allows up to 100 square feet of building signage, Zach said; the applicant's proposed 27‑square‑foot sign would raise the total to 201 square feet, exceeding the allowable area by 101 square feet.
Applicant Naz Abbas said the new sign would be located on the north/front corner of the building where existing trees partially block sight lines from Fish Creek Road. Abbas said the proposal also includes replacing an existing monument sign on the site and that Norpro is an existing business occupying the building rather than a new tenant.
Commission discussion included clarification questions about the sign's placement and whether the company would add employment to the area; the applicant said employment impacts were not specified. A motion to approve PC2025‑030 passed on a roll call vote with recorded yes votes from Mrs. Clancy, Mr. Wagner, Mrs. Treptow and Mr. Basic.
The variance allows the additional 27‑square‑foot sign to be installed; applicable permit review and any sign permit procedures remain.
