The Effingham County Planning Board on Oct. 14 recommended approval to rezone about 6.35 acres from AR-1 and AR-2 to AR-3 to permit a subdivision and recombination that will create two residential parcels of roughly 3.14 and 3.21 acres on Little McCall Road.
Staff said the proposal recombines parts of two parcels so the resulting configuration will have two AR-3 lots and that all new encroachments onto Little McCall Road must obtain an encroachment permit under the county’s access-management policy. The applicant, David Hildebrandt, said the change follows family estate division following his mother’s passing and that the parcels will be served by private well and septic.
With no public opposition at the hearing, the board voted to recommend approval; the staff condition remains that development services must sign the plat and that the plat must be recorded before the zoning takes effect. The item will proceed to the Board of Commissioners for final action on Nov. 4.
