The draft overlay would cover parcels from the east side of the roundabout at Ebenezer and Longbridge Road to Ebenezer Creek, would extend 500 feet from the centerline of Ebenezer Road on each side and would enforce larger street setbacks and stricter sign rules while leaving the underlying zoning regulations in place.
