Planning board approves Reganzani Group warehouse site plan on Racetrack Road

The Pompano Beach Planning and Zoning Board on Oct. 22 approved a major site plan for the Reganzani Group warehouse, a four-bay industrial building proposed on Racetrack Road just south of Andrews Avenue, the board heard.
City planning staff said the vacant parcel sits in an older industrial block and the proposed project would be built to current code with landscaping, updated exterior treatments and a required 13-foot partial right-of-way dedication along Racetrack Road. "The plans meet all review standards and provided they meet all conditions of approval upon the building permits," planner Saul Umana told the board.
The proposal calls for four bays each with separate entrances, loading and parking. Umana explained the staff review distinguishes between the building footprint and the gross floor area for parking calculations and noted the project includes a mezzanine: "We calculate by the 9,000 figure for the parking calculation, and everything meets code." He also pointed out that the rear of the site backs to an alley, which allows loading doors there under the code, while on Fourteenth Street street-facing loading would not be permitted.
Louis LaRosa, the project's architect, described design changes intended to modernize the façade and soften impacts on the street. "The landscaping is extensive and most beautiful landscape we've ever done for a warehouse project," he said, adding the applicant agreed to the three staff conditions and to provide canopies at the rear per an earlier Architectural Appearance Committee condition.
Board member Mr. Dowley moved to approve the site plan, saying the application satisfied the review criteria; the motion was seconded and approved on a roll call vote with all members present voting yes. The board's approval is conditioned on the three requirements listed in the staff report and on compliance with building-permit review.
The board did not receive public comment on the item. The project team was wished luck by the chair as the item concluded.
