Gage County Board of Equalization hears reappraisal update, approves agenda and minutes

The update, delivered by a staff member, said Sept. 30 will be the cutoff date for residential sales files used in this year’s valuations and that staff will then analyze agricultural and commercial sales. "September 30, there'll be the cutoff for our sales for the residential," the staff member said. The staff member added the appraisal program is monitoring median-level targets for value ratios, saying, "the median level of value have to be at the at the right amount, 92 to a 100 on commercial residential, and it'll have to be between 69 and 75 on rural."
Board members voted on two routine procedural items before the update. A motion to approve the agenda passed (motion by Dorn, second by Adams) with six votes in favor. The board then approved the minutes of the previous meeting (moved by Adams, second by Dorn), also recorded as 6 in favor.
The staff member said field appraisers are actively inspecting properties in the southern portion of Gage County and reviewing statistics for commercial and agricultural parcels. Regarding on-site inspections, the staff member said county attorneys are reviewing an attorney general opinion about entering private property and that many county attorneys "have suggested not to go, like, stay on the sidewalk or stay on the street." The staff member said officials expect the AG opinion could bring consistency across Nebraska’s 93 counties and that legislation could follow.
The board did not take any further formal actions on the appraisal methodology at this meeting. Staff indicated it will continue to compile sales data through Sept. 30 and next analyze commercial and agricultural statistics to determine whether median ratios meet statutory or program thresholds. Fieldwork will continue where allowed by legal guidance and property-access rules.
The meeting concluded with the board preparing to begin the equalization session at 8:38 a.m.
