The Granbury Planning and Zoning Commission on Oct. 6 approved a specific use permit allowing cargo containers for temporary storage at 311 East Ridge Road.
City staff told the commission the 0.432-acre site is zoned heavy commercial and that the applicant requested the containers remain on the property until a cleanup date of Aug. 31, 2026. "This SUP is to expire on the proposed cleanup date given by the applicant of 08/31/2026," said Cody, a city staff member, during the commission presentation.
The commission's approval follows a staff recommendation and came with the conditions outlined in the staff report: all parking, maneuvering and storage must be on a hard, improved surface; the SUP is subject to all applicable city code requirements, permits, periodic inspections and inspection fees as established in the city's master fee schedule; and the governing site plan, marked Exhibit B in the staff packet, controls placement and layout.
Commissioners heard that the containers would be located in the rear, right-hand corner of the property, behind an existing gated and fenced yard, and would be used for storage while the applicant constructs a new building on an adjacent vacant lot. Commissioner Dreier asked whether the placement would block fire access; staff replied the front of the property would remain accessible for fire protection and that the containers would not obstruct a fire truck.
Staff said the city mailed 11 public notices to property owners within 200 feet of the site and published notice in the Hood County News as required. A sign notifying the public of the zoning hearing was placed on the property per state law and city practice.
Commissioner Hapes moved to approve the specific use permit as presented; Commissioner Moore seconded. The commission voted "aye" and the motion carried; the meeting record shows the approval but does not include a roll-call tally in the transcript.
The SUP approval is temporary and will lapse on or after Aug. 31, 2026, unless other action is taken. The permit remains subject to the city's inspection and enforcement processes; staff warned that violations of the supplemental land-use standards or SUP conditions could render the permit null and void and could lead to revocation of a certificate of occupancy.
