Habitat for Humanity reports homes occupied and construction continuing at Wade Drive project

Habitat for Humanity Nantucket representatives updated the Nantucket Affordable Housing Trust on Oct. 14 about progress on a six-home development on Wade Drive, behind the firehouse.
Jerry, a representative of Habitat for Humanity Nantucket, said two of the six homes have moved in and two more single-family units should be completed "in approximately 2 to 3 weeks" once fire department inspections are finished. He said the duplex in the middle of the site is about one-third complete and still needs interior work.
The project includes four two-bedroom, 2.5-bath homes (about 1,350 square feet) and two three-bedroom, 3.5-bath homes (about 2,100 square feet). Jerry said all units have basements with 10-foot ceilings that can be finished later. He told the trust the planning board approved 12 on-site parking spaces and that homeowners are prohibited from parking on Way Drive under their homeowner agreements.
Jerry said the trust previously granted $4,000,000 for the six homes; Habitat committed $360,000 and a local community foundation committed $30,000. He said presenters have spent "about $2.7 million" to date; roughly "$330,000 of Habitat's money" and "$27,000 of the community foundation funds" have been used so far, and the group is confident the final cost will align with the budget set about two years ago. Projected construction costs discussed at the meeting were about $370 per square foot for the three-bedroom houses and about $510 per square foot for the two-bedroom houses.
Site work and paving were described as near-term tasks. Jerry said Victor Paving has agreed to do the paving within a month and noted the timeline reflects an effort to finish before the asphalt plant closes for the season. He also noted that Tacoma Green construction nearby will increase activity on local roads starting Dec. 1.
Jennifer, another Habitat representative, reported on applicant demographics for the duplex lottery: 40 applications were received and 33 were approved; she said 12 approved applications were two-parent households and 21 were single-parent households, and she highlighted a mix of local and immigrant families among the selected households.
Trust members asked no substantive follow-up questions during the update, and several trustees praised the project management and prompt vendor payments. Habitat said vendors are being paid within about 10 days of invoice submission under the current payment process.
The trust recorded the update and moved on to other agenda items.
