Board approves enlarged accessory building at Grand Boulevard for longtime resident

The Augusta Board of Zoning Appeals on Oct. 20 approved a variance allowing a 720-square-foot detached accessory building at 2010 Grand Boulevard, replacing existing carports and accessory structures.
Todd Kennedy of planning staff said the 0.17-acre lot yields a 5% accessory-building allowance of 370 square feet under the comprehensive zoning ordinance; the applicant, Ronald Jones, requested 720 square feet to store and work on a 1963 Buick and other personal vehicles and belongings.
Jones told the board he provides care for elderly clients and works some weekends, and that a private shop would let him maintain his car and perform work regardless of weather. Staff recommended denial because the size exceeds the ordinance allowance, but provided conditions if the board approved: allow the 720-square-foot accessory building, remove existing accessory structures prior to commencement of the new construction, acknowledge accessory buildings cannot be used for residential purposes or contain sleeping/cooking facilities, and require a separate variance if a separate electrical service is installed.
Jones agreed to the conditions. A motion to approve the variance with staff recommendations passed by show-of-hands; the board advised Jones he would receive written notice and should follow the prescribed permit process.
