BZA approves 1,600-square-foot detached garage for Fox Spring Road property

The Augusta Board of Zoning Appeals on Oct. 20 approved a variance to allow a 1,600-square-foot detached accessory building at 3040 Fox Spring Road in the Fox Spring Heights neighborhood.
Planning staff explained the 0.53-acre lot yields a 23,086-square-foot area and that for lots larger than 10,000 square feet the ordinance allows the greater of 500 square feet or 3% of the lot area as the accessory-building maximum; for this lot that calculation produced a 692-square-foot maximum. The applicant, Bill (Bill/Bill Welch in the record) told the board he owns boats and an antique car and needs enclosed storage that can accommodate a 24-foot boat plus trailer and engine; he said Hurricane Helene removed trees that previously limited construction.
Staff recommended denial because the requested size exceeds the ordinance limit, but offered conditions if the board approved: removal of any existing accessory structures prior to construction, acknowledgement that the accessory building cannot be used for residential purposes and cannot contain sleeping or cooking facilities, and that a separate electrical service would require an additional variance.
The applicant indicated he agreed to the conditions. A motion to approve the 1,600-square-foot accessory building subject to the stated conditions passed by unanimous show-of-hands vote.
Staff will issue a written notice to the applicant; construction must comply with the conditions and building-permit requirements.
