Planning staff said the amount — which includes a 10 percent contingency — covers the remaining roadway items for the subdivision and is intended to protect the county if the developer does not complete the work. Staff said one building permit for the subdivision has already been issued and the bond is required before further construction proceeds.
Under the usual process described by staff, the bond will be released after final pavement (including the last coat) is installed and any warranty period has been observed; staff noted that future bonds that follow the same subdivision may be smaller if improvements are already in place.
A motion to accept the bond passed on a voice vote. The bond acceptance allows the developer to continue construction activity under the county’s subdivision rules pending final completion of the roadwork.
