FUQUAY VARINA, N.C. — The Fuquay Varina Planning Board voted to recommend approval of three zoning map amendments at its Oct. 20, 2025 meeting, advancing proposals that would create new commercial opportunities along North Main Street and allow additional residential units above an existing business on Purfoy Road.
Staff told the board the three items—REZ-2025-10 (1517 North Main Street), REZ-2025-12 (1513 North Main Street) and REZ-2025-11 (7509 Purfoy Road)—are consistent with the town’s 2040 Community Vision Land Use Plan (LUP) goals for suburban commercial and infill development and recommended approval. A petitioner for the North Main properties, Wayne Malden of Malden Watkins Surveying PA, addressed the board to describe the proposed uses.
REZ-2025-10 (1517 North Main Street) covers 1.243 acres and would rezone the property from Office and Institutional to Corridor Commercial Conditional Zoning. Planning staff said the request aligns with the 2040 LUP’s Suburban Commercial classification and…
