Board OKs 18x20 shed replacement at 30654 Campbell

The Warren Zoning Board of Appeals voted to approve a replacement 18-by-20-foot shed and to allow a total of 904 square feet of accessory structure floor area at 30654 Campbell.
Applicant Jackson White told the board the existing shed dated to the 1950s and was dilapidated; he said the new structure would be tucked behind the garage, be smaller than the prior shed in footprint and finish out of public view. A written neighbor response from Diane Chase, 30655 Campbell, was read into the record expressing support.
Mr. Lindsey moved to grant the variances; the motion, supported by Mr. Jersey, carried in roll call votes recorded as yes by Mr. Lindsey, Mr. Jersey, Mr. Watts, Mr. Green, Mr. Clift, Mr. Assessor, Mr. Perry and Chairman Starovich.
Zoning staff explained that accessory structures located near detached garages typically need to be immediately adjacent or within three feet to allow maintenance access; any greater distance requires board approval. The board noted the shed would be placed behind the garage and is compatible with the property’s large lot size.
The approval covers: (1) construction of an 18-by-20-foot, 360-square-foot shed, (2) allow the shed to be 6 feet behind the existing garage, and (3) allow total accessory structures to total 904 square feet including an existing 480-square-foot garage and 64-square-foot sunroom. The board cited lack of detriment and the lot’s size and shape in support of the decision.
The applicant was reminded to obtain required building permits.
