The Rutherford County Board of Zoning Appeals approved a special exception to allow an accessory dwelling unit at 3731 Southridge Boulevard.
Doug (planning staff) told the board the applicants seek an approximately 800‑square‑foot ADU to be used by a family member. Staff reported the applicants had submitted a TDEC septic permit dated in July, indicating the site can support the unit. The concept plan presented to the board shows the ADU behind the existing garage, with about 10 feet of separation from the primary dwelling and compliance with required setbacks.
Mark and Cheryl Hopkins told the board they will remain residents of the primary dwelling and that the ADU is intended for Cheryl Hopkins’ mother; they said they do not intend to rent the unit. After a brief public hearing with no opposing speakers, a motion to approve the special exception carried on a roll call vote: Mike Curtis — yes; Jerry Sartain — yes; Gary Farley — yes; Renee Curtis — yes; Patrick Hale — yes; Zane Cantrell — yes. Staff noted the ADU meets setbacks and had an already‑issued TDEC septic permit.
The board’s approval allows the Hopkinses to pursue required building permits and standard permitting reviews. Any construction would still be subject to building, septic, and engineering permit reviews before occupancy.
