The applicant said the rezoning would enable a 92-lot concept plan with lots larger than one acre and a low overall density.
Staff told the commission the rezoning application followed an earlier withdrawn PUD proposal and that much of the northern portion of the property falls in the floodplain; the applicant intends to locate residences on the southern portion and use the floodplain area as common open space and drainage.
