Staff review, dated Oct. 11 and presented by city planner/engineer Franz, described the proposed sign as about 36.6 square feet of copy on one line, with white acrylic letters, black side returns and a black trim cap on a 5-inch deep raceway. Unit 2’s sign allotment allows up to 53 square feet; staff found the size acceptable but flagged two compliance items: the plaza’s sign criteria require dark metallic gray trim caps and side returns (not black), and the plan did not clearly show the required 15-foot/15-inch vertical placement from the bottom of the fascia.
Franz recommended approval with a revised plan addressing color and depth. Commissioners asked why black returns were not allowed; Franz replied that the plaza’s adopted criteria (original adoption 2005, amended 2014) had been agreed upon by the city and the plaza owners and that the planning commission must enforce that standard. A motion to approve the sign with the planner’s recommended revisions passed on a voice vote.
Planning staff noted the applicant can submit the corrected drawings to the building department for final administrative sign-off once the requested revisions are made.
