The Planning and Zoning Commission on Oct. 7 approved a pair of platting requests related to the Socorro Logistics Center and granted a single requested variance to increase maximum building height from 45 to 50 feet in Unit 5.
Staff described Item 12 as a preliminary and final plat for a 4.79-acre parcel within the Socorro Logistics distribution center; the applicant is Socorro Logistics Land 2 LLC and the representative is CEA Group. Staff recommended approval. Commissioners voted to approve the plat.
Item 13 was a preliminary plat for Socorro Logistics Center Unit 5 (about 32.19 acres) and a variance from Chapter 46 building-height requirements to permit structures up to 50 feet tall rather than the 45-foot limit. Jorge Grajeda of CEA Group said the requested height aligns the Unit 5 buildings with other market-standard distribution buildings and tenants’ operational needs. Staff recommended approval of the plat and variance; commissioners approved both the preliminary plat and the variance.
Why it matters: The approvals support development of industrial-commercial parcels within the Socorro Logistics campus, including distribution and warehouse facilities that typically require greater clear heights for racking and material-handling. The variance brings the new buildings into alignment with nearby industrial buildings and expected tenant requirements.
