Republic City Council approved a resolution to accept the preliminary plat for James Place, a proposed residential subdivision on approximately 10.44 acres located at 688 South Kansas Avenue.
Project engineer Stephanie Fitzpatrick Duncan told the council the developer, Jame Nathan LLC, requested approval of the plat for 28 residential lots in a medium-density single-family zone (R1M). She said a traffic impact study was required at rezoning and concluded no new public roadway improvements would be required for the additional trips the development is expected to generate. The site is not currently served by City of Republic water or sanitary sewer; Fitzpatrick Duncan said water and sanitary sewer mains would need to be extended during the infrastructure permitting phase, and that the city’s lift stations and wastewater treatment facility currently have capacity to serve the proposed plat. Staff recommended approval of the preliminary plat.
A councilmember noted there had been no citizen opposition at the planning and zoning meeting that considered the request. As a resolution, the council called for a vote and the record shows the motion carried 8-0-0.
