Board approves special permit for private training studio at 465 Jericho Turnpike

Applicant Joshua Jefferson, who said he has owned Double J Fitness Inc. for five years and currently operates out of Hicksville, described the Mineola location as a private training facility rather than a full open gym. Jefferson told the board he expects at most ‘‘1 or 2’’ employees and estimated typical client loads at about 10–12 people in the largest scenarios; he described the operation as primarily one‑on‑one training. Jefferson introduced his mother, Latanya, as the company CFO.
Trustees and staff raised operational conditions to limit neighborhood impact. Board members asked Jefferson to place heavier free‑weight activity toward the front of the building and to install adequate padding and platforms so weight dropping does not transmit to adjacent residences. The board also required the applicant to keep back doors closed during classes and to avoid loud music in early morning hours; officials recommended assuring air conditioning is adequate so staff and clients do not need to use exterior doors for ventilation. Jefferson said hours could extend as early as 4 a.m. and up to 10 p.m., noting he trains clients across varied schedules.
Trustees and staff discussed parking options and asked Jefferson to encourage clients to use metered spaces in front of the store and municipal lots behind the gas station and near the bicycle shop. Village staff said municipal lots are available and that the building department would help with signage and compliance.
Trustee Clark moved to approve the special use permit; Deputy Mayor Sartori seconded. The roll call vote was recorded as: Trustee Casas — yes; Trustee Solaszewski — yes; Mayor Ferrer — yes (and other trustees recorded yes); the motion carried.
The board noted conditions for permit compliance—noise mitigation, padding/platforms for free weights, coordination with the building department on signs and any exterior work—and asked that the applicant follow those conditions through the building permit process.
