Board approves Wallport Addition No. 2 replat converting four lots into two

The Mills Planning and Zoning Board approved a replat for Wallport Addition No. 2 that consolidates four existing lots into two buildable lots, maintaining required setbacks and frontage for R-2 zoning.

City Planner Casey summarized the application to replat Lots 19–22 in Wallport Addition No. 2 into two lots measuring about 12,016 square feet and 7,998 square feet. Casey said the replat complies with R-2 minimum lot size and frontage requirements and that staff received no comments indicating utility or public safety impairment. “Staff recommends approval of the replat,” Casey said.

Planning considerations noted minimum lot widths and setbacks (40 feet for single units; 25-foot front setback; rear and side setbacks as prescribed for R-2) and required utility and stormwater easements along the front of the lots. No design or construction improvements were required by the plat, Casey said.

A board member observed that the request resembled a minor boundary adjustment but that the replat encompassed more than three lots, necessitating the replat process. After a short public call and no comments, a member moved to approve the replat; the motion passed by voice vote.

The city planner told the board the comments on plat completeness had been resolved as of Sept. 25, 2025. The board approved the replat as presented, and staff will process the final plat and any necessary easements during recordation and permitting.
