Clearfield council adopts second amendment to Wilcox Farms development agreement, adds $100,000 community contribution

The Clearfield City Council unanimously approved Ordinance 2025-21 on a motion to authorize the second amendment to the Wilcox Farms Subdivision development agreement, adopting updated home plans, revised architectural standards and a $100,000 contribution from the applicant to the city for public art and community celebrations.

Planning staffer Tyson said the amendment applies to the Wilcox Farms development, which comprises 101 single-family lots in Clearfield City. "This is for the Wilcox Farms development. It's, 101 lots here in Clearfield City. They're small lots, single family lots," Tyson said, describing the applicant's request to align the pattern book and typical architecture with the developer's updated home plans.

The amendment removes the maximum 7-foot rear setback in the building placement guidelines while keeping the minimum five-foot rear setback. Tyson said removing the 7-foot maximum would help irregular lots…
